A cantilever gate that has begun to drop at the free end has worn its carrier rollers or the posts have moved. A gate that runs past the stop or short of it has drifted limits. What actually causes it

Slide gates fail through the interaction of load, debris and ground movement. Rollers carry the entire weight of the leaf on a small contact area and eventually flat spot or seize, especially when grit works into the bearing. Ground rail track collects material and bends under vehicle traffic crossing it. Rack becomes loose as its fixings work free, and once the pitch relationship with the pinion is wrong both wear rapidly. Clay movement lifts sections of track and tilts posts, changing the geometry the whole system depends on. On cantilever systems, worn carrier rollers let the leaf droop and the far end starts contacting the receiving post. Water sitting in a ground track corrodes it from inside and freezes in it on the cold nights this region does get.

What the visit looks like

The operator is released and the gate is pushed by hand along its full travel, slowly, with someone watching the rollers and the track rather than the gate. Should I grease my gate track?

No, and this is the single most common maintenance mistake on slide gates. Grease in a ground track collects grit, seed pods and dust, and the mixture works like grinding paste against the rollers and the rail. Ground track wants to be clean and dry. What does want lubrication is the roller bearings themselves, if they are the serviceable type, and the chain or drive components on some operators. Keeping the rail swept out, particularly after storms and during nearby construction, does far more good than any lubricant.

What is the difference between a cantilever gate and a rolling gate?

A rolling gate runs on wheels sitting in or on a track across the driveway. A cantilever gate hangs from carriers mounted on posts to one side and crosses the opening without touching the ground at all. Cantilever avoids every problem the ground track has, debris, water, vehicles crossing it, frost, which is why it suits long drives and rough conditions. The trade is that all the load goes into the carriers and posts, so those have to be right, and a cantilever needs extra length behind the opening to carry the counterbalanced tail.

It is worth acting on. Rack and pinion wear each other, and once teeth become hooked or thinned the engagement gets worse and the rate of wear accelerates.
