Diagnosis before replacement
A large share of openers we are called to replace do not need replacing. The most frequent failures are a stripped nylon drive gear, a failed capacitor, a misaligned photo eye pair, or a travel limit that has drifted. Each of those has a specific symptom and each is repairable at a fraction of replacement cost. A motor that hums but does not move the door is almost always a gear or capacitor issue, not a dead motor. We diagnose before quoting, and we tell you when the honest answer is that repair is not worth it.
The four drive types
Chain drive is the traditional and least expensive option, mechanically simple and durable, and audible through a shared wall. Belt drive uses a reinforced rubber belt and is meaningfully quieter, which matters when there is a bedroom above or beside the garage. Screw drive uses a threaded steel rod, has fewer moving parts and handles heat well, which is not nothing in North Texas. Jackshaft or wall mount units bolt beside the torsion bar rather than hanging from the ceiling, and they are the right answer for low headroom garages, side entry configurations and anywhere you want the ceiling free.
Horsepower and what it means
Opener ratings run from a half horsepower through one and a quarter. On a properly balanced door, a half horsepower unit will move almost any residential door, because it is not lifting the weight. Higher ratings buy speed, longevity under heavy use and better performance on oversized or solid wood doors. Paying for more power to compensate for a badly balanced door is treating the symptom and will shorten the life of the new unit exactly as it did the old one.
Safety systems that are not optional
Every opener manufactured for residential use since 1993 is required to have photo eye sensors mounted no higher than six inches above the floor that reverse the door if the beam is broken. Every opener must also reverse on contact with an obstruction. These systems fail quietly, and a large number of the openers we service have had sensors bypassed, taped over or mounted too high because something in the garage kept triggering them. We test both systems on every visit and we restore them, because a door that will not reverse is genuinely dangerous around children and pets.
Smart features worth having
Wifi connected openers let you check whether the door is closed from anywhere, close it remotely, and get an alert if it is left open. Battery backup keeps the door working through a power outage, which in a North Texas storm season is not a luxury. Camera integration and vehicle detection are genuinely useful for some households and unnecessary for others, and we will tell you which we think you are.
Signs you are looking at this problem

Safety note. An opener that does not reverse on contact or does not respond to the photo eyes should be taken out of service until it is corrected. Disconnect the door with the emergency release and operate it manually rather than continuing to use a unit with a defeated safety system.
The failures that look like opener failures but are not
More than half of the calls that come in described as opener problems turn out to be something else. A door that will not close is a photo eye alignment problem far more often than an opener problem, because the sensors sit six inches off the ground where bicycles, bins and boots knock them. An opener that hums without moving the door is usually a stripped nylon drive gear, which is a repair rather than a replacement, or an emergency release that somebody pulled and nobody reset. An opener that strains, gets hot and dies early is very often a healthy motor being destroyed by a spring system that is not carrying the door. Choosing a replacement unit on the right criteria
Horsepower is the specification people ask about and it is almost never what determines satisfaction. On a correctly balanced door the opener guides rather than lifts, and additional power is doing nothing except costing money. What actually matters is drive type, because a belt drive is markedly quieter and that is decisive when the garage shares a wall or ceiling with living space. Then build quality of the motor and control board, because heat is what ends openers in this climate and the board is the least heat tolerant component in the assembly. Battery backup earns its cost anywhere that takes summer storm outages, since a garage door that will not open is a car that cannot leave. App control is worth having when it speaks natively to the platform the house already runs on, and worth considerably less when it needs a bridge device and a subscription to do the same thing.
Scheduling and access
We work around the fact that most households have someone at the property for a limited window rather than all day. Appointment times get confirmed and a technician calls ahead. If running late is unavoidable, you hear about it before the window passes rather than after.
On arrival, the technician needs access to the garage interior, clear space around the door tracks and, ideally, the vehicle moved out if it can be. Where the vehicle is trapped inside by a failed door, that is worked around, it just changes the sequence of the job.

How much does garage door repair cost?
It depends entirely on what failed, and any number quoted before someone has looked at the door is a guess. Spring replacement, roller and hinge work, cable replacement and opener repair all sit in different ranges, and the same symptom can have a cheap cause or an expensive one. What you should expect is a written price after diagnosis and before work, with the parts named.
How long does a garage door opener last?
Fifteen to twenty years is typical for a unit that is moving a properly balanced door. Openers attached to poorly balanced doors fail far sooner because they are carrying weight they were never designed to lift. If an opener failed inside ten years, the spring system is worth checking before the replacement goes in.
Is an insulated door worth it in this climate?
In an attached garage, usually yes, and mostly for summer rather than winter. An uninsulated door in August turns the garage into an oven and pushes that heat into the adjoining rooms. An insulated door is also stiffer and considerably quieter. In a detached garage used for storage, the case is much weaker.
Why is my garage door so loud?
Most often worn steel rollers running in unsealed bearings, which is what builder grade doors ship with. Replacing them with sealed bearing nylon rollers is the single biggest noise reduction available and it is inexpensive. After that, loose hardware, a chain drive opener and unlubricated hinges are the usual contributors.
What is the difference between chain and belt drive?
Mechanically they do the same job. A chain drive uses a metal chain and is less expensive and slightly noisier. A belt drive uses a reinforced rubber belt and is noticeably quieter, which matters when there is a bedroom above or beside the garage. Both are reliable. The choice is mostly about noise tolerance and budget.
My door is crooked and stuck. What should I do?
Stop using the opener and keep people out from under it. A crooked, jammed door usually means a cable has broken or come off its drum, and the door is now holding its weight in a way it was not designed to. Forcing it, either with the opener or by hand, is how bottom sections get bent and how people get hurt.
