Different equipment entirely
Commercial overhead doors are not scaled up residential doors. Rolling steel doors coil around a barrel above the opening rather than running back on horizontal track. Sectional commercial doors look more familiar but use heavier gauge steel, higher cycle spring systems and commercial operators with different control logic. The failure modes are different and so is the service approach.
Cycle count is the whole story
A residential door might see four cycles a day. A busy warehouse door can see two hundred. A spring rated for ten thousand cycles lasts seven years on a house and seven weeks on that dock door. Commercial applications need spring systems rated to fifty thousand or one hundred thousand cycles, and specifying residential hardware on a commercial door is the single most common and most expensive mistake we are called in to correct.
Downtime is the real cost
For most commercial customers the repair bill is minor next to what the door being out of service costs them. A dock door that will not open stops receiving. A service bay door that will not close cannot be secured overnight. That is why preventive service on commercial doors pays for itself in a way it rarely does on a residential door, and why we would rather schedule a quarterly check than take an emergency call at four in the afternoon.
Operators and controls
Commercial operators come in trolley, hoist, jackshaft and gear head configurations, chosen by headroom, duty cycle and mounting constraints. Control wiring matters as much as the motor, because three button stations, safety edges, photo eyes, loop detectors and interlocks all have to work together. A commercial door problem is as often a control circuit problem as a mechanical one.

Duty cycle changes everything about the specification
A residential door runs perhaps four cycles a day. A loading dock door or a service bay door can run two hundred. Every component rated in cycles therefore reaches its limit on a completely different timescale, and hardware selected for a house fitted to a commercial opening will fail early and often. Cycle rated springs, heavier gauge track, commercial grade operators with the appropriate control configuration, and safety edges rather than photo eyes alone where the duty and the traffic require it. The maintenance interval follows the same logic. On a high cycle door, meaningful service is measured in months, and treating it on a residential annual schedule means discovering problems as failures rather than as findings.
Rolling steel, sectional and the practical differences
Commercial openings run several door types and they are not interchangeable in either failure pattern or repair approach. Rolling steel doors coil into a barrel above the opening and their common problems are barrel spring tension, slat damage and guide wear. Sectional commercial doors behave more like large residential doors but with heavier sections, commercial track and often high lift or vertical lift configurations that change the geometry entirely. High speed doors and fabric doors are different again. Identifying what is actually installed, including what previous work has left behind, comes before any quote. For property managers the more useful output is often a written condition report across all the doors on a site with realistic service intervals, so the work can be budgeted rather than absorbed as a run of emergencies.
How a service call actually goes
A technician calls before setting out so you are not guessing at a four hour window. When they arrive, the first thing that happens is not a quote. It is a look at the whole system: spring condition, cable condition, roller and hinge wear, track alignment, opener behaviour and both safety systems. That takes about fifteen minutes and it is how a real diagnosis gets made rather than a guess based on the symptom you described on the phone.
Then you get told what is wrong, what caused it, what has to be fixed now and what can reasonably wait. Those are three different categories and they get kept separate. Pricing comes before work starts, not after, and if the honest answer is that the repair is not worth the money on a door this old, that is what you will hear.

Does a broken spring mean I need a new door?
No. A broken spring is a wear part reaching the end of its rated life and it says nothing about the condition of the door itself. Plenty of doors go through two or three sets of springs across their service life. The door needs replacing when the sections themselves fail, not when the hardware does.
Why does my opener run but the door does not move?
Usually a stripped drive gear inside the opener housing, which is a repair rather than a replacement on most units. The other common cause is that the emergency release has been pulled, disconnecting the trolley from the door. Check the release first, it costs nothing and it solves this more often than people expect.
What is a jackshaft opener and do I need one?
It mounts on the wall beside the torsion bar rather than hanging from the ceiling on a rail. It is the right answer for garages with low headroom, for side entry doors, and where you want the ceiling clear for storage or a lift. On a standard garage with normal headroom, a conventional opener is fine and less expensive.
How do I know if my door is properly balanced?
Pull the emergency release to disconnect the opener, then lift the door by hand to about waist height and let go. A correctly balanced door stays where you put it. If it slides down, the springs are weak or undersized. If it pulls upward, they are overwound. Either way the opener is doing work it should not be doing.
How long does a garage door spring last?
Springs are rated in cycles rather than years. A standard builder spring is rated near ten thousand cycles, and one cycle is one full open and close. A household cycling the door four times a day uses that up in around seven years. At eight times a day it is closer to three and a half. Higher cycle springs rated to twenty five thousand or more cost modestly more and are usually worth it on a door that gets heavy use.
Should both springs be replaced when only one broke?
Yes, on a two spring door. Both springs have been through identical cycle counts and are at the same point in their fatigue life. Replacing one leaves the other likely to fail within months, which means a second service call for half the same job. Replacing in pairs also keeps the door balanced, which matters for the opener.
