The parts nobody thinks about
Rollers and hinges are the least glamorous parts of a garage door and the most reliable predictor of how the whole system will age. A door has ten to twelve rollers and a similar number of hinges, all of them carrying and guiding the load on every cycle. When they wear, everything above them works harder, and the eventual failure shows up somewhere more expensive.
Steel versus nylon rollers
Builder grade doors ship with plain steel rollers running in an unsealed bearing, and they are loud, they wear, and they eventually seize. Nylon rollers with sealed ball bearings cost modestly more, run dramatically quieter, and last several times longer. On a door under a bedroom, or in a townhome with a shared wall, this single upgrade changes the experience of living with the door more than anything else you can do to it.
Hinges and where they fail
Garage door hinges are numbered by position and the numbers are not decorative. A number one hinge and a number three hinge have different offsets and are not interchangeable, and fitting the wrong one changes how the section sits against the track. Hinges fail at the knuckle, where repeated flexing eventually elongates the pin hole, and a hinge with play in it lets the section shift under load.
Track alignment
Vertical track has to be plumb and parallel to the door, horizontal track has to be level and correctly spaced, and the curve between them has to be smooth. When any of that is off, the door tells you: it binds at one point in travel, it makes noise at the same spot every time, or it drags on one side. Correcting track is careful measurement work rather than bending things until it stops making noise, which is unfortunately the common shortcut.
What maintenance actually is
Real maintenance is checking and retorquing fasteners, cleaning track channels rather than filling them with lubricant, applying the right lubricant to the right points, testing the balance by disconnecting the opener and lifting by hand, testing both safety reversal systems, and inspecting cables and springs for early failure. It is not spraying everything with a can of oil, which attracts dust and makes things worse.

Safety note. Track and roller work near the bottom of the door is straightforward. Work near the top section and the torsion bar is not, because those components sit under spring load.
Rollers, bearings and the difference the specification makes
Builder grade rollers are typically open steel with exposed bearings, chosen because they are inexpensive rather than because they suit the environment. Open bearings admit dust, grit and moisture, and once contaminated they stop rolling and start sliding, which is when a door gets loud and the track starts wearing. Sealed bearing nylon rollers cost modestly more, run considerably quieter, and keep contamination out of the race entirely. In any environment with airborne dust or elevated humidity, which covers a great deal of this metro, they last several times longer. It is one of the smallest upcharges available on a garage door and one of the largest differences in how the door sounds and how long the components behind it survive.
Hinges, numbering, and why matching matters
Garage door hinges are numbered by position and the numbering is functional rather than decorative. Each number has a different offset, setting how far that section sits from the one above and below as the door articulates around the curve of the track. Fitting the wrong number in a position introduces a small geometric error that the door then fights on every cycle, wearing rollers and stressing the section joints. The other common hinge problem is elongation at the pin hole, where decades of cycling have worn the round hole into an oval. A hinge in that condition allows the section to move where it should not, which shows up as a rattle and a door that does not sit square when closed. Both are inexpensive components and both cause disproportionate wear when left.
What happens if we cannot fix it today
Most calls are resolved on the first visit because the common failures are stocked on the vehicle. Some are not. A non standard opening needing a made to size door, a discontinued section, a commercial operator with a long lead part. When that happens, the useful thing is not an apology, it is a plan. The door gets made safe and secure in whatever position it can be left in, you get told honestly what is being ordered and roughly how long it takes, and you are not left guessing.
What we will not do is fit the wrong part because it is available. A stock door forced into a non standard opening, or a spring that is close enough rather than correct, works badly from the first day and fails early, and the second visit costs more than the wait would have.

Does a broken spring mean I need a new door?
No. A broken spring is a wear part reaching the end of its rated life and it says nothing about the condition of the door itself. Plenty of doors go through two or three sets of springs across their service life. The door needs replacing when the sections themselves fail, not when the hardware does.
Why does my opener run but the door does not move?
Usually a stripped drive gear inside the opener housing, which is a repair rather than a replacement on most units. The other common cause is that the emergency release has been pulled, disconnecting the trolley from the door. Check the release first, it costs nothing and it solves this more often than people expect.
What is a jackshaft opener and do I need one?
It mounts on the wall beside the torsion bar rather than hanging from the ceiling on a rail. It is the right answer for garages with low headroom, for side entry doors, and where you want the ceiling clear for storage or a lift. On a standard garage with normal headroom, a conventional opener is fine and less expensive.
How do I know if my door is properly balanced?
Pull the emergency release to disconnect the opener, then lift the door by hand to about waist height and let go. A correctly balanced door stays where you put it. If it slides down, the springs are weak or undersized. If it pulls upward, they are overwound. Either way the opener is doing work it should not be doing.
How long does a garage door spring last?
Springs are rated in cycles rather than years. A standard builder spring is rated near ten thousand cycles, and one cycle is one full open and close. A household cycling the door four times a day uses that up in around seven years. At eight times a day it is closer to three and a half. Higher cycle springs rated to twenty five thousand or more cost modestly more and are usually worth it on a door that gets heavy use.
Should both springs be replaced when only one broke?
Yes, on a two spring door. Both springs have been through identical cycle counts and are at the same point in their fatigue life. Replacing one leaves the other likely to fail within months, which means a second service call for half the same job. Replacing in pairs also keeps the door balanced, which matters for the opener.
