Measuring properly

A garage door is specified by the opening, not by the old door. The measurements that matter are the width and height of the finished opening, the side room on each side, the headroom between the top of the opening and the ceiling, and the backroom depth into the garage. Headroom is the one that most often forces a decision, because standard torsion hardware needs about twelve inches and many older Dallas area garages do not have it. Low headroom track exists and works, but it has to be specified deliberately.

Insulation and R value

An uninsulated single layer steel door is the cheapest option and in a detached garage it may be all you need. A two layer door with polystyrene adds meaningful thermal performance and stiffens the panel, which reduces noise and flex. A three layer door with polyurethane bonded between steel skins is the most rigid and the quietest, and in an attached garage with living space above or beside it, the difference in summer is genuinely noticeable. In this climate, insulation matters more for August than for January.

Materials

Steel is the practical default: strong, low maintenance, available in finishes that read convincingly as wood. Real wood is beautiful and requires real upkeep, moves seasonally, and needs refinishing on a schedule. Composite offers wood appearance with far less maintenance. Aluminium and glass suit modern architecture and are lighter than they look. Fibreglass is uncommon here and tends to yellow under this much sun.

Wind load

North Texas gets genuine straight line wind events. A wider door is a large sail, and standard residential doors are not built to resist much lateral pressure. Reinforcement struts across the back of the sections stiffen the door and are worth specifying on any door over sixteen feet, particularly on an exposed elevation.

Hardware sized to the door

A new door is a new weight, and the spring system has to be calculated for it. Carrying over the existing springs because they are not broken is a false economy that produces a door which is either hard on the opener or unsafe to operate manually. New door, new balance calculation, every time.

Specifying a door for this climate

Three decisions carry most of the outcome. Insulation, which matters when the garage adjoins conditioned living space and matters very little on a detached structure, and which should be described as a comfort improvement in the adjoining room rather than as a utility bill saving. Finish system, because this sun is punishing and the exposed elevation on a house will fail its finish years before the sheltered ones, which makes specifying up on that elevation specifically a sensible allocation. And gauge, because a heavier steel skin survives the knocks that dent a builder grade panel, and on an alley garage or a tight approach that is the difference between a door that still looks right in ten years and one that does not.

What a complete installation includes

A new door is not a panel swap. The existing track comes out, the opening gets measured and squared against itself rather than against the old track, new vertical track is set truly plumb on both jambs, horizontal track is levelled and its rear hangers anchored into sound framing, and the spring system is calculated against the weight of the new door rather than carried over. Cable drums are matched to the door height and the cable tension equalised so the door hangs true. Then the opener force and travel are reset to the new door, both safety systems are tested, and the balance is checked by hand. Carrying over old track and old springs to save money on a new door is common and it is how a new door ends up performing like the old one.

Noise, and what it is actually telling you

Most doors described as noisy are not broken, but the noise is still information. A rhythmic clacking usually means worn nylon rollers or elongated hinge pins. A grinding sound from the top of the door often means a bearing. A sharp bang on opening is frequently sections binding because the track is out of alignment. A whine from the opener with the door barely moving points at the drive gear. Different sounds, different components, different costs.

What none of them mean is that the noise is normal and can be ignored indefinitely, because every one of those conditions is wearing something else while it continues. A door that has started sounding different is at the cheapest point it will ever be to deal with, and that is worth acting on rather than getting used to.

How long does a garage door opener last?

Fifteen to twenty years is typical for a unit that is moving a properly balanced door. Openers attached to poorly balanced doors fail far sooner because they are carrying weight they were never designed to lift. If an opener failed inside ten years, the spring system is worth checking before the replacement goes in.

Is an insulated door worth it in this climate?

Mechanically they do the same job. A chain drive uses a metal chain and is less expensive and slightly noisier. A belt drive uses a reinforced rubber belt and is noticeably quieter, which matters when there is a bedroom above or beside the garage. Both are reliable. The choice is mostly about noise tolerance and budget.

My door is crooked and stuck. What should I do?

Stop using the opener and keep people out from under it. A crooked, jammed door usually means a cable has broken or come off its drum, and the door is now holding its weight in a way it was not designed to. Forcing it, either with the opener or by hand, is how bottom sections get bent and how people get hurt.
